Apartment rental: requirements and standards

The requirements for renting out an apartment, based on the list the regulating authorities use as the basis for assessing the category (star rating) for the accommodation.

Conditions for categorization of an apartment for rental in an existing building

(These conditions are for 2 - 5 stars, given in brackets after each item. Stars are not a direct reflection of the prices which can be charged)

1) Services for receiving guests etc.

1. Appropriate reception services for guests (2 - 5*)

2. Messages for guests (all*)

4. Facility for calling emergency medical services (all*)

5. Parking space for a motor vehicle (4*)

2) Minimum net space which constitutes a module.

A module consists of hallway (if any), sleeping space, living, dining and kitchen space, bathroom(s), and separate toilet/WC in some cases.

A) One-bedroom module

3) Equipment, fittings etc.

3.1) Basic requirements for any apartment

1. An identifying number or other individual sign (all*)

6. Windows admitting outside light (all*)

7. Minimum height for a module is 2.40m (all*)

3.2) Beds

1. Single bed, minimum dimensions 80 x 190 cm; double bed minimum dimensions 140 x 190 cm (2*, 3*)

2. Single bed, minimum dimensions 80 x 190 cm, double bed minimum dimensions 160 x 190 cm (4*)

3. Single bed, minimum dimensions 100 x 200 cm, double bed, minimum dimensions 160 x 200 cm (5*)

4. Bed linen: 2 sheets, pillowcase, coverlet (2*, 3*)

5. Bedlinen: sheet, pillowcase, duvet with cover (4*, 5*)

6. Extra coverlet / blanket per person (except for apartments rented exclusively during the summer) (all*)

7. Bed-cover (counterpane) covering at least ⅓ of each bed (all*)

7.1) Basic conditions

7. Natural or artificial ventilation (all*)

7.3) Food preparation area: Equipment

1. Windows and ventilation openings must have insect nets (all*)

2. The floor must be waterproof and non-slip (all*)

3. The walls must be covered to a height of 2m with waterproof materials which are easy to clean and maintain (ceramic tiles or similar) (all*)

4. Adequate number of coolers for separate food storage (all*)

5. Double sink with hot and cold running water and machine for washing white dishes separately (all*)

6. Suitable work surfaces, also cupboards and shelves for dishes. Non-rust cutlery (all*)

2. Facade must be in good condition, without peeling paint, not chipped or cracked (all*)

3. Terraces, patios or balconies must be in good condition without cracks or damage (all*)

4. Signage must be in good condition, without stains or damage (all*)

5. Outside lights must function well (all*)

9.2) Surroundings of the building

1. Surroundings must be kept well clean and tidy (all*)

2. Signage must be in good condition, free from stains or damage (all*)

3. Outside lights, if any, must function properly (all*)

10.) Apartment Maintenance

1. Suitable space, eg cupboard, for storing bedlinen and so on (all*)

2. Regular disposal of rubbish (all*)

3. Maintenance must be carried out routinely (all*)
